The BRRRR Method Explained: How Modernized Investments Helps Clients Build Portfolios

Keith Patterson5 min read

Buy, Rehab, Rent, Refinance, Repeat — the BRRRR strategy is one of the most powerful ways to build a real estate portfolio. Here's how it works and how we help North Texas investors execute it.

If you've spent any time in real estate investing circles, you've heard the acronym: BRRRR.

Buy, Rehab, Rent, Refinance, Repeat. When executed correctly, it allows investors to recycle their capital, scale their portfolios faster, and build significant wealth without needing an unlimited supply of cash.

At Modernized Investments LLC, the BRRRR strategy is at the core of what we do. We buy distressed properties, renovate them to a high standard, and help our clients get the most out of every deal. Here's exactly how the strategy works — and where we fit in.

What Is the BRRRR Method?

BRRRR follows five sequential steps:

  1. Buy — Purchase a distressed or undervalued property at a discount
  2. Rehab — Renovate the property to increase its value and make it rent-ready
  3. Rent — Place a tenant and stabilize the property's income
  4. Refinance — Do a cash-out refinance based on the property's new, higher appraised value
  5. Repeat — Use the cash from the refinance to fund your next deal

The power of the strategy lies in step four. If you buy and renovate correctly, the property's after-repair value will be significantly higher than what you paid and spent.

A cash-out refinance lets you pull out most — or sometimes all — of your original investment, leaving you with a cash-flowing rental property and your capital back in hand to deploy again.

A Real-World Example

Let's walk through the numbers with a straightforward example:

  • Purchase price: $120,000
  • Renovation cost: $40,000
  • Total invested: $160,000
  • After-repair value (ARV): $220,000
  • Cash-out refinance at 75% LTV: $165,000

In this scenario, the refinance returns $165,000 — more than your total investment of $160,000.

You've effectively pulled all your capital out of the deal and still own a property worth $220,000 with a tenant paying rent. That's the BRRRR method working as designed.

Where Modernized Investments Fits In

The two steps that make or break a BRRRR deal are Buy and Rehab. Both require expertise, relationships, and speed. That's exactly what we bring to the table.

We Find the Right Properties

We acquire distressed, off-market, and undervalued properties across North Texas every month. Our network surfaces deals that never hit the MLS — estate sales, pre-foreclosures, and properties from motivated sellers who need to move fast.

When you work with us, you get access to that deal flow.

If you own a property that needs significant work and you'd rather sell than renovate, we buy directly — no commissions, no repairs required, no waiting. We close on your timeline.

We Execute the Renovation

Renovation is where most BRRRR investors run into trouble — budget overruns, unreliable contractors, poor material choices that don't hold up or don't appraise well.

We've renovated dozens of homes across North Texas. We know which upgrades move the needle on appraised value and rental appeal, and which ones are money in the wall.

Our renovations focus on the areas that matter most:

  • Kitchens and bathrooms — The highest-impact upgrades for appraisal value
  • Flooring — Durable, attractive LVP that tenants and appraisers both respond to
  • Mechanical systems — HVAC, plumbing, and electrical addressed properly so there are no surprises at inspection
  • Curb appeal — First impressions matter for appraisers, tenants, and future buyers

We don't over-improve for the neighborhood, and we don't cut corners. The goal is maximum value at a cost that makes the deal work.

The Rent, Refinance, and Repeat Steps

Once the renovation is complete, the path forward is straightforward.

Rent. Price the property competitively for the local market. Most lenders require six to twelve months of rental history before a cash-out refinance, so placing a quality tenant quickly matters. We can connect you with property managers in our network who specialize in North Texas rentals.

Refinance. With the property stabilized, order an appraisal and apply for a cash-out refinance at 75–80% of the new appraised value. Work with a lender experienced in investment property refinances — not all lenders are comfortable with this strategy.

Repeat. With your capital recycled, you're ready for the next deal. An investor who executes one BRRRR deal per year for ten years could own ten properties — with most of their original capital returned — generating significant monthly cash flow and long-term appreciation.

The Risks — And How We Mitigate Them

BRRRR is powerful, but the risks are real. Here's how we address the most common ones:

  • Renovation overruns — We provide detailed scopes of work and fixed-price contracts where possible, so you know your costs before you commit
  • Appraisal shortfalls — We only pursue deals where the numbers work conservatively; we don't build our projections on optimistic ARV assumptions
  • Vacancy — Our renovation quality and pricing strategy attract quality tenants quickly
  • Market shifts — North Texas fundamentals remain strong; we focus on submarkets with durable rental demand

Is BRRRR Right for You?

This strategy works best for investors who want to build a rental portfolio over time without tying up all their capital in a single deal.
